| Fayette
County recently implemented a new property assessment system for 2003. The
County had not undergone such an endeavor since 1958, approximately forty-eight
years ago. Property values have changed drastically since then, and the
old system clearly showed its age. The tax equalization project will help
the County to institute a fair and equal assessment system for all of its
residents.
Fayette's equalization project
includes over 82,000 residential, commercial, industrial, and agricultural
properties. The county commissioners contracted with the firm of Cole-Layer-Trumble
(CLT) for this massive undertaking. CLT is the oldest mass appraisal company
in North America with over sixty years of experience. They have completed
projects in 46 states and have valued over 1,000,000 pieces of real estate
in Pennsylvania alone.
The project began in September
of 2000 and was finalized for the 2003 tax year. The cost to perform this reassessment was approximately $3 million and was paid for by a bond issue.
To maintain fair and equitable property values, new valuations will be done on a five year cycle.
This valuation update will be completed in 2009 for the 2010 tax year.
The County is
